Project Requirement & Process
Consul was appointed to draft a feasibility study into how to resolve drainage cross-contamination to the rear of Baker House. This defect meant the Client was regularly paying out to have drainage pumped out due to blockages which was not sustainable.
Following the feasibility report the Client asked us to proceed with the recommended works by drafting a specification and managing the works including acting as the CDM Principal Designer.

Survey Scope
To complete the survey, we reviewed drainage reports, access to and from the resident’s car park and surrounding buildings to ensure we could install a new foul drain to connect with the main sewer in the road.
As part of the specification we carried out a measured survey of the site and draw a site plan including the proposed route of the new foul drain to accompany the specification.
Challenges
Tendering
The works were specialised with very few companies able to carry out such works. This meant tendering to multiple contractors was difficult to ensure a sufficient tender process was undertaken.
Party Wall
As the site was quite tight and with a significant excavation it was deemed that the works were notifiable to a row of terraced houses the building backed on to. This resulted in notifying 10No properties of the proposed works.
Solution
Tendering
As the Client was running the tender process and could only obtain one tender return, we worked with the Contractor to agree costings and ensure that costs were kept under control.
Party Wall
Consul was able to manage all the correspondence with the adjoining owners and follow due process to ensure the works could go ahead in a safe manner which protected the Client and the adjoining owners.
Result & Benefits to Southern
Consul was able to provide Southern Housing with a solution to this unsustainable management issue. Consul was able to manage the works keeping control of costs, ensuring the works were designed with health and safety in mind and that they were carried out in accordance with Party Wall legislation.
