Project Requirement & Process

Consul were appointed to apply for planning permission to replace the gates at Spring Gardens, which is a St Mungo’s hostel in Southeast London. The new gates were more secure than the existing gates but required planning as there was a significant change in the appearance of the gates.

Consul surveyed the property to draft existing drawings in CAD and worked with the Clients contractor to draft proposed drawings. This process took several months where we attended project meetings with key stakeholders to ensure the proposed gates were approved by all and the design could be finalised.

Survey Scope

To complete the survey, we took photos of all affected areas and measured the existing gates especially the height and spacing between rails. This allowed us to draw elevations of the gates which could be compared with the proposed and provide the planners enough information to make an informed decision.

As the drawings and information we provided within the planning application were of good quality there were no issues in obtaining planning permission for our Client.

As the site had many residents and visitors of varying needs agreement to the proposed gates to ensure that the gates were secure in preventing unauthorised access without it appearing to unwelcoming were challenging.

Consul were able to work with the gates manufacturer and installer to provide a proposal that answered these queries and achieved approval from all stakeholders. This allowed an approved design to be submitted to planning and allow the Client and their contractor to proceed with the works.

This ability to work with clients to achieve these goals where there are design challenges ensures that projects can proceed towards their aims rather than be put on hold.
