Consul was appointed to produce an assessment report in relation to cracking that was reported in a boiler room (Plant Room A) on the ceiling at Malmesbury School, to determine if this is a risk and what needs to be actioned to remedy the defect.

Survey Scope
To complete the survey, we surveyed the school including assessing the construction, layout of the school to assess the possible causes of the water ingress.
In addition to the survey, we were provided drawings by the Client and was able to draft a full report with the possible causes of the water ingress along with remedies and further investigations that could assist in identifying the likely cause of the defect. The report included photographs and specific details to allow the Client to instruct contractors to proceed with the works required.
Challenges
Access
The school was fully occupied during the survey, so the survey had to be worked within school operating timetables. It was also difficult to obtain a full visual of the plant room due to the plant within the room and as it was presumed to be a pre-cast reinforced concrete planked floor slab that was lifted in during the construction phase
Solution
Access
Consul was able to provide follow on investigations and recommend remedial works from the survey.
Result & Benefits to G4S
Consul was able to work with the school and our client to carry out a non-intrusive survey that provided recommended remedial works and follow on investigations so the defect could be resolved.
